Investors should not rely on the information or representations provided through The Smarter Investor, they must satisfy themselves through their solicitor and by physical inspection of the property (or site) in question or otherwise as to their accuracy.
No information presented in these particulars and/or displayed on The Smarter Investor web site (or any linked site) constitutes or forms part of a contract.
Neither anything on this website nor any other communication from The Smarter Investor Ltd is intended to be, or should be construed as, an invitation or inducement (direct or indirect) to any person to engage in investment activities.

We accept payment by cheque, bankers draft or BACS / CHAPS. All cheques/bankers drafts must be made payable to The Smarter Choice Ltd. We are unable to accept cash payments.
On some developments it will be a condition of the offer that you use our nominated solicitor. The reason for this is they will be familiar with the development and will be able to get the transaction done in the time required and ensure you do not lose your money. Rest assured we will have negotiated good rates with any solicitor appointed and you will not be charged excessive amounts. In fact you will probably find their fees (usually between UK£400-UK£500) to be significantly less than you could obtain elsewhere
We use a high level of security to protect your Personal Data, but cannot guarantee the security of any Personal Data you disclose online. You accept the inherent security implications of dealing online over the Internet and will not hold The Smarter Investor responsible for any breach of security.
It is your responsibility to ensure that your computer is virus protected. The Smarter Investor accepts no responsibility for any loss you may suffer as a result of accessing or downloading information from this site.
I understand that I am under no obligation to purchase property through The Smarter Investor. I give my authority to The Smarter Investor to make contact with me either by email, telephone or post alerting me to property opportunities, but if I choose to take no action upon these alerts, the remaining terms will apply.
I understand there will be an Introducer’s Fee payable to The Smarter Choice by the Purchaser. This is 2% of the Purchase Price for each Property up to £500,000, 1.5% for each Property from £500,000-£1,000,000 and 1% for each Property over £1,000,000. The minimum Introducer’s Fee payable per Property is £2000.00.
A Reservation Fee of £1000.00 is required to hold the Property. This reservation fee (paid within three days of property agreement) is deducted from the total Introducer’s Fee (paid on exchange). The Reservation Fee is only refundable when the Vendor withdraws the contract through no fault of the Purchaser. However, if the sale is withdrawn due to delays caused by the Purchaser missing deadlines set by the Vendor, then fees will not refundable. The Reservation Fee will be refundable where the Property is materially mis-described in our information (and you have not entered into a Sales Contract in relation to it). If you decide not to proceed with the Property for any other reason, the Reservation Fee will not be refunded.
I understand that it is solely my own liability to arrange mortgage finance through a third party and I understand that The Smarter Investor offers no guarantee that I will be offered mortgage lending at any stage in the buying process, from offer to completion. Should I choose to exchange contracts with any vendor without having obtained a formal mortgage offer, I understand that I may be required to settle in cash on completion or forfeit any deposits paid. The obtaining of a mortgage is my own responsibility.

The Smarter Investor shall not be liable for any loss or damage caused as a result of the information given and/or services provided. We accept no responsibility for the contracts, conditions of sale, products or services provided by any third party or company associated with us.
Neither The Smarter Choice Ltd, nor any of its partners, directors; employees or representatives will be liable for damages arising out of or in connection with the use of information provided on any document or marketing material.

By registering your details with The Smarter Investor you automatically confirm that you have read, agree and accept the Terms and Conditions of Business. Any property reservations you may make in the future will be subject to these terms and conditions of business.

In accordance with the Property Misdescriptions Act 1991, The Smarter Investor has prepared these sales particulars for general guidance purposes only. They do not form or constitute any part of an offer or contract. The Smarter Investor has not carried out a structural survey of the property and any services, appliances or specific fittings mentioned in these details have not been tested. All photographs, measurements, floor plans and distances referred to are given as a guide only and must not be relied upon when purchasing carpets and other fixtures and fitting.
